Essential storage
Essential cookies and browser storage keep the website secure and remember choices such as preview access, saved properties, language, display preferences and cookie consent. These functions are needed for the requested experience.
Whatever you choose in the banner, the website keeps these items in your browser for its own features, never for analytics or for the anonymous counting: espa_tracking_consent, your cookie choice; espa_recent_properties, the references of the homes you have viewed on this device, so they can be shown to you again; espa_assistant_nudge_session, for the current browser session only, whether the assistant's invitation has already been shown, so it is not repeated; and espa_assistant_property_context, for the current browser session only, the home on screen, so the assistant can understand "this home" if you use it.
Analytics and advertising measurement
With permission, the site may use Google Analytics and Google Ads measurement to understand visits, property views, enquiries and campaign performance. These services may set or read identifiers according to their own terms. With the same permission the website keeps its own detailed measurement, which stores an identifier, clx_visitor_id, in your browser's storage and in a first-party cookie for up to 12 months, and a second identifier for the current browser session.
If optional cookies are declined, the site keeps only essential functions and does not grant analytics or advertising storage.
Separately, every visit is counted anonymously, without any cookie or browser storage and without any identifier, and only as daily totals: nothing is kept about a single visit. The totals count, each on its own, the page, the property on it, how long it stayed on screen, a search's filters and whether it found homes, each property saved or shown in a list, the name of the site that sent the visitor and any campaign tags in the link (the advertisement's content and keyword tags each counted on their own), whether the visit began with an advertising click, the browser's language, whether the screen is phone, tablet or computer sized, and a country derived from the device's time zone. Automated programs are not counted, the internet address is held in memory for at most a minute to limit misuse and never stored, and the totals are deleted after 25 months. The privacy policy describes it in full under "Anonymous visit counting".
Changing a choice
A visitor can decline optional cookies in the banner. Browser controls can also remove stored site data or block cookies, although doing so can reset saved properties and other preferences.
