Who it suits
Two different buyers. One wants the village: a pueblo blanco stacked on a crag under a castle, with views to the sea and Gibraltar on a clear day, and a life that runs on the square. The other wants the coast: Casares Costa, a quiet run of beach communities and golf between Estepona and Manilva, with the village as a place to drive up to for lunch.
Living there
The village is small, steep and genuinely Andalusian. Shops, bars and the weekly rhythm of a rural town, with the coast a winding drive below. Casares Costa is the opposite in character: low-rise developments around Bahía de Casares and Marina de Casares on the sea, and golf communities at Casares Golf, Casares del Sol and Doña Julia inland of the A-7. The coast here is less built than Estepona's and much less than Marbella's; the beaches are long and often quiet outside August.
Getting around
The coast has the A-7 with a junction for Casares; the village is reached by road up from the coast. A car is essential in both. Estepona is the nearest town for daily services, hospital and market.
The homes
In the village: traditional town houses, often renovated, on narrow streets with no parking at the door. On the coast: apartments and townhouses in gardened communities with pools, and villas around the golf courses. Finca Cortesín, inland from the coast, sets the top of the market for the municipality.
Prices
Fotocasa's listing averages for September 2026: Casares as a whole 4,175 euros per square metre, up 2.0% on a year earlier and down 1.1% on the month, the quietest year of the areas we cover. By zone: Casares pueblo 4,442 (down 0.3%), Marina de Casares 4,426 (up 3.6%), Bahía de Casares 4,058 (up 5.6%), Casares Golf and Casares del Sol 4,039 (down 0.8%), Doña Julia Golf 3,938 (up 3.9%).
A managed home here
Coastal Casares homes are usually holiday homes for part of the year and empty or let for the rest, which is exactly the case a managed home is for. We hold the keys, keep the home ready, handle the community and the gardeners, and let it where the rules and the owner allow, with a short monthly note.
Honest notes
The village is beautiful and impractical: steep, tight for cars, and a drive from everything. The coast is peaceful and, in winter, very quiet. Neither is Marbella, and that is the point.
