The short version
Asking prices in Málaga province are still rising year on year, but more slowly than Spain as a whole, and August 2026 brought the first monthly dip in the national index since late 2022. On the western coast the spread between areas is wide: from under 3,000 euros per square metre at La Duquesa to over 5,500 on Marbella's Golden Mile.
The province
- idealista's index for August 2026, published on 2 September 2026, puts second-hand asking prices in Málaga province at 4,293 euros per square metre, up 5.1% on a year earlier. Spain as a whole stood at 2,924 euros, up 12.5% year on year and down 0.3% on the month: the first monthly fall since late 2022, after 20 months of double-digit annual rises. Andalucía rose 10.9%. idealista changed the methodology of its index in July 2026, so treat comparisons across that date with care.
- Fotocasa's Índice Inmobiliario for August 2026, reported on 31 August 2026, gives a higher level for the same province: 4,631 euros per square metre, up 6.4%, with Málaga city at 4,387 euros (up 5.5%), the most expensive provincial capital in Andalucía. Fotocasa lists six municipalities in the province above 5,000 euros: Marbella (5,746), Benahavís (5,629), Ojén (5,607), Nerja (5,306), Estepona (5,101) and Fuengirola (5,057).
- INE's official house price index for the first quarter of 2026, published on 8 June 2026, is built from completed sales rather than asking prices. It shows Spain up 12.9% year on year (new build 9.1%, second hand 13.5%) and 3.5% on the quarter, with Andalucía up 13.3%.
Why the numbers differ: idealista and Fotocasa measure asking prices on their own portals, with different listing mixes and methods. INE measures what was actually paid. Tinsa's appraisal-based IMIE Mercados Locales gives Marbella an average of 3,694 euros per square metre for the second quarter of 2026, up 18.31% on the year: a lower level than the portals because valuations weigh the whole housing stock, not only what happens to be for sale. Use one source per comparison and keep the date attached.

What moved, in one paragraph
Over twelve months the lower-priced zones moved fastest in percentage terms: Riviera del Sol, La Duquesa, Elviria and Cabopino, Las Lagunas, La Cala de Mijas. The most expensive addresses, the Golden Mile and Nueva Andalucía, rose in low single digits. Month on month, all five municipalities were flat or slightly down in September. That matches idealista's national reading: still up on the year, no longer accelerating.
How to use this
- Compare like with like. One source, one date, one zone.
- Treat any single figure as a band, not a price. Sea views, floor, orientation and community fees move individual homes well outside the zone average.
- If you are choosing between areas, read the area guides, then ask us for the asking-price history of the specific homes on your shortlist.
