Estepona

A working Spanish town with a restored old centre, a port and a long promenade. Who Estepona suits, how it differs from Marbella, and where prices stood in September 2026.

Who it suits

Buyers who want to live in a Spanish town rather than beside one. Estepona has kept its centre: the old streets have been repaved and planted with flower pots, the market and the port are in daily use, and the promenade runs the length of the town beach. It is calmer than Marbella and noticeably less expensive.

Living there

The old town is the reason people choose Estepona. Whitewashed streets, small squares, the church, murals on the gable ends, and restaurants that serve locals in February. The town beach and its promenade are a few minutes' walk from any of it. The port to the west has the fish restaurants and the Sunday market. Estepona also has its own public hospital, which matters to anyone planning to grow old here.

East of the town the coast is a run of resort communities toward Marbella, marketed as the New Golden Mile: beachside apartment developments, golf at Selwo and Atalaya, and hotels. West of the town the coast quietens toward Casares and Manilva.

Getting around

The A-7 passes behind the town with several junctions; the AP-7 runs inland. The centre is fully walkable. For the beachside communities east of town, a car is the norm.

The homes

In the centre: town houses and older apartments, many renovated. On the seafront and toward the port: apartment blocks with sea views. East along the coast: newer developments with pools and gardens, and villas in the hills above Selwo and Atalaya. Estepona has had more new building in recent years than most of the coast, so a buyer who wants a new home has a real choice here.

Prices

Fotocasa's listing averages for September 2026: Estepona as a whole 4,492 euros per square metre, up 7.1% on a year earlier and down 0.2% on the month. By zone: Seghers 5,322 (up 3.6%), Punta Plata 4,961 (up 2.2%), Estepona pueblo 4,755 (up 9.9%), Selwo 4,482 (up 5.6%), Playa Bahía Dorada 4,462 (up 5.4%), Benamara and Atalaya 4,313 (up 7.1%), Costa Natura 4,263 (up 4.9%), Altos de Estepona 3,991 (up 2.3%). The town centre led the year. Fotocasa's separate monthly index for August 2026 lists Estepona among six municipalities in the province above 5,000 euros, at 5,101; the two products use different methods, so keep them apart.

A managed home here

Estepona homes are often bought to live in for longer stretches, and let for the rest. We hold the keys, keep the home ready, handle the community and the repairs, and let it where the rules and the owner allow, with a short note to the owner each month.

Honest notes

The centre is lovely and it is busy in summer; parking near the old town is scarce. The New Golden Mile communities are quiet in winter and a car away from the town's life. Choose one or the other deliberately.
