Nueva Andalucía

The golf valley behind Puerto Banús. Quiet residential streets, three courses within walking distance, and the marina at the bottom of the hill. Sourced September 2026 prices.

Who it suits

Golfers, obviously, but also anyone who wants Marbella's services without living in the middle of them. Nueva Andalucía is the residential valley that rises directly behind Puerto Banús: wide streets, gated communities, and a lot of green between the houses.

Living there

The valley is shaped by its golf courses. Las Brisas, Los Naranjos and Aloha sit in the middle of the residential fabric, so many homes look out over fairways rather than at neighbours. Daily life happens at a few centres: Centro Plaza for cafés and offices, the Saturday street market by the bullring, and the supermarkets along the main avenue. Puerto Banús, with its marina, restaurants and shops, is at the bottom of the hill; the beach is beyond it.

It is quieter than the coast road suggests. The party reputation belongs to the port. Two streets up the valley, evenings are about dinner on a terrace.

Getting around

The A-7 runs along the bottom of the valley with junctions at Puerto Banús and San Pedro. Inside the valley a car is the norm; distances are short but the streets climb. Marbella town is a few minutes east, San Pedro a few minutes west.

The homes

Mostly apartments and townhouses in landscaped communities with pools, many built around the courses, with detached villas on the larger plots and on the upper slopes toward La Quinta. Ground-floor apartments with gardens and penthouses with terraces are the two formats buyers ask for most, and both are scarce when they face south over a fairway.

Prices

Fotocasa's listing average for the Nueva Andalucía zone in September 2026: 5,390 euros per square metre, up 4.8% on a year earlier and down 0.1% on the month. That places it above the Marbella municipal average of 5,030 and below the Milla de Oro at 5,591.

A managed home here

Golf-valley homes are often used a few weeks at a time, with the rest of the year empty or let. We keep the home ready between visits, deal with the community and the gardeners, and handle lettings where the owner and the community rules allow. Owners get a short monthly note and a home that is ready when they land.

Honest notes

Community fees in the better resorts are real money; ask for them before you fall for the pool. And the valley is not on the beach: it is a short drive, or a long walk, down through the port.
