Who is responsible
Espa Living is a trading name of Epicasa Estates SL (CIF B72911076), registered at Los Lagos de Santa Maria Golf, Calle Lila 1, 29604 Marbella, Malaga, Spain. Epicasa Estates SL is the controller for personal data submitted through this website.
Privacy questions, access requests and consent withdrawals can be sent to antti@espaliving.com. If a request is not resolved, a complaint can be raised with the Spanish data protection authority, the Agencia Española de Protección de Datos (AEPD), at www.aepd.es.
Processors used to run this website include Google Analytics for audience measurement, used only in line with the choice made in the cookie banner. Newsletter subscriptions submitted here are passed to Kit, the newsletter platform Espa Living use for subscription management and email marketing, and a record is also kept in this website's own database. Each processor handles data only on documented instructions from Espa Living.
Information collected
Espa Living may collect information you provide directly, including your name, email address, telephone number, property interests, saved-property references and the message you submit through an enquiry, shortlist, valuation or newsletter form.
An enquiry you send also carries how you arrived on that visit, whatever you chose in the cookie banner, so that Espa Living can see which of its channels bring enquiries: the name of the website that sent you (for example google.com, never the page itself), any campaign tags in the link you arrived by (utm_source, utm_medium, utm_campaign), the page you first landed on (without anything after a question mark), and whether that link came from an advertisement click, as a yes or no only; the advertisement's own click code is not kept. Your browser holds this in memory for the visit only, stores nothing on your device for it, and sends it only with an enquiry. An enquiry you send through the Espa assistant also carries what the assistant searched for on your behalf in that conversation (areas, property types, bedrooms, price and whether to buy or rent, never your words), which is kept with your enquiry so the adviser knows what you were looking for.
With your enquiry Espa Living also keeps the website language it was sent in and the budget range and timeframe you chose on the form, and, for its own follow-up, when a member of the team first called or messaged you from your enquiry, how many times the team did so after that, with who made the latest call or message and when, what you told the team about a home after viewing it (its price, whether you would offer, and your main concern), and, if the enquiry is closed without going further, the reason the team gave for closing it.
The website may also process technical information needed to operate and protect the service, such as IP address, browser information, request logs and security signals. Detailed analytics and advertising measurements are used only in line with the choice made in the cookie banner. The anonymous visit counting described below takes place whatever that choice is, because it stores nothing on your device and keeps no identifier and no record of any visit.
How information is used
Information is used to answer enquiries, coordinate property searches and viewings, maintain requested communications, operate the website, prevent misuse and understand which pages are useful.
Marketing email, such as new homes and offers, is sent only to people who ticked the optional "Email me new homes and offers" box on one of our forms, or who subscribed to our newsletter. That box is never needed to send an enquiry, and the box that lets us answer an enquiry is not permission for marketing. Consent can be withdrawn at any time.
Anonymous visit counting
Every visit to this website is counted anonymously, whatever you choose in the cookie banner, so that Espa Living can see in general terms how the website is used: which pages and homes are viewed, how long a page stays on screen, which searches find nothing, and roughly where visitors are. Nothing is stored on your device for this counting: no cookie, no local or session storage and no similar technique. No identifier of any kind is created or sent: no visitor or session number, no fingerprint and no code derived from your internet address or your browser. The few items the website keeps in your browser for its own features, whatever you choose, are listed in the cookie policy.
For each page, your browser sends the page address (without anything after a question mark); on the first page of a visit only, the name of the website that sent you (for example google.com, never the page itself) and any campaign tags in the link (utm_source, utm_medium, utm_campaign, and the advertisement's content and keyword tags, utm_content and utm_term), and whether the link carried an advertising platform's click code (only that it did: the code itself is never sent); the language your browser asks for first; whether the screen is phone, tablet or computer sized; and your device's time zone. When you first leave the page or switch away from it, it sends how many seconds the page was on screen; time in a background tab is not counted. When you search for homes, it sends the filters you chose and how many homes were found, never text you typed. When you save a home, it sends that home's reference; when you leave a list of homes, it sends the references of the homes that list showed you, and nothing about which you looked at or in what order. These requests carry no cookies. A browser that reports that it is being driven by automation sends nothing.
Our server keeps no record of your visit. It adds what your browser sends to running totals for the current day, each item counted on its own: page views per page, per property, per country and world region, per website that sent the visitor, per set of campaign tags, per advertisement content tag and per advertisement keyword tag (each on its own, not with the campaign, and only when at least three visits that day carried the same tag, so a tag made for one recipient is never kept), by whether the visit began with an advertising click, per screen size and per language; seconds on screen per page and per property; searches per filter chosen and by whether they found homes; and saves and appearances in a list per property. It also counts how the Espa assistant is used, typed and spoken: conversations, turns, when it opens the enquiry form for you, enquiries sent, searches and what they asked for (an area, a type, bedrooms, a price, from the assistant's own search, never your words), and what the assistant cost; these are numbers only, with nothing you typed or said and nothing that identifies a conversation. Only these daily totals are written to our database, when the day ends or the server is stopped. Each figure is kept on its own, never alongside the others, so the database holds no record of any visit, and when several people visit in the same day it cannot show, for example, which of them viewed which page or came from which country. If our server stops unexpectedly, the totals not yet written are lost. The time zone is turned into a country and world region and then discarded; the property's reference is looked up from the page address, and a reference that names no property is counted as "other". A campaign tag, page address or search value that looks like personal information, such as an email address, a telephone number or an account code, is counted as "other" and not kept.
Your internet (IP) address is not stored with these totals or used to count or place you. The server reads it only to limit how many records one connection can send, taking the address our hosting's proxy reports for the connection rather than anything your browser claims. It holds the address in memory only while that one-minute allowance runs, forgets it when the minute ends, and never writes it anywhere. Like every request to the website, the request itself may appear in the ordinary security and request logs described above.
Visits from known automated programs, such as search engine crawlers, link previews and headless browsers, are not counted. The totals are only ever used as statistics, such as page views per page or per country. They are kept for 25 months, so that a year can be compared with the one before, and are then deleted automatically.
Espa Living relies on its legitimate interest in understanding how its website is used and in protecting it from misuse. If you accept analytics in the cookie banner, the website also keeps a more detailed measurement, which uses an identifier stored on your device (clx_visitor_id, kept in your browser's storage and in a first-party cookie for up to 12 months, with a second identifier for the current browser session) and can be linked to an enquiry you send; you can change that choice at any time through Cookie choices at the foot of every page. The anonymous counting continues either way, because it stores nothing on your device and keeps no identifier and no record of any visit.
Voice assistant
If you start the optional voice assistant, live audio and transcript content are processed by Espa Living' voice and language-model service providers so the assistant can understand and answer you. Minimising the assistant or moving between pages keeps that live conversation and microphone session active until you mute it or press Stop; the microphone is paused when the browser tab is hidden. Espa Living does not keep an audio recording or a transcript history through this assistant. You may download the visible conversation directly to your own device or clear it from the current browser session; that local copy is not attached to an enquiry.
The property page you are viewing may be shared during the active assistant session so references such as “this home” work. Recently viewed or saved property references are included only if you enable that option for the conversation; visitor identifiers, CRM records and raw analytics are not provided to the assistant.
Contact details are not sent to the Espa Living lead workspace until they are shown in an editable review and you actively consent to submit them. Once submitted through the assistant, a privacy-minimised internal handoff asks a human adviser to review the canonical lead record; it does not send the conversation transcript or automatically contact WhatsApp, email or another provider. A requested viewing remains a request until an adviser confirms it.

Espa Living does not sell personal information. Information may be handled by service providers that support hosting, email, analytics, security or customer relationship management, and may be disclosed where the law requires it.
Reasonable technical and organisational safeguards are used, but no internet service can guarantee absolute security.
